Cadence Records Third Fastest Home Sales Among Arizona Masterplans

Phase 1 Sold Out, Phase 2 and 3 Anticipated to Sell Out in 2021- 2022

Each year, industry leader RCLCo Real Estate Advisors conducts a national survey identifying the top-selling master-planned communities in each major metropolitan area. According to their July 12, 2021, mid-year report* home sales at Cadence at Gateway place it in the top three of all Arizona master-planned communities (MPC) and as the 50th fastest selling MPC in the nation for the first half of 2021. Harvard Investments, an Arizona-based real estate investment and development company and GTIS Partners LP (GTIS), an international real estate private equity firm headquartered in New York City are the developers of the 444-acre Cadence at Gateway master planned community in Mesa’s magnetic Gateway corridor.

According to the report as of July 1, 2021* recorded home sales at top-selling Phoenix-area, master-planned communities are as follows: 

  1. Verrado (Buckeye, Ariz.) – 376 sales
  2. Eastmark (Mesa, Ariz.) – 299 sales
  3. Cadence at Gateway (Mesa, Ariz.) – 262 sales

Brislin added, “This is an exciting achievement for our Cadence partners and builder team that worked so diligently over many years to bring this community to life. We are happy to report Cadence at Gateway’s Phase 1 is sold out, and Phases 2 and 3 are experiencing enviable success in home sales with a 56 percent increase over 2020 home sales figures. The core of Cadence is its best-in-class amenity package anchored by its clubhouse complex – the Square. Cadence homeowners enjoy a resort-style pool complex which comprises double twisty water slides, three pools, a “bar-style” ramada, and resort style loungers and cabanas. Cadence also provides sport fields, tennis courts, bocce ball courts, sand volleyball, a basketball court, horseshoe pits and shaded play areas at their 14 parks. An indoor fitness center, spin room, and yoga studio are available to residents. In addition, there are a variety of community center rooms, and a games area. Also within Cadence is Silver Valley Elementary School, and a short walk away is Eastmark High School.
Harvard Investments and GTIS recently announced they are in escrow to sell two commercial pads within Arrival at Cadence, the commercial center at the entry to the community.  Thompson Thrift Retail Group (TTRG) is planning to build two multi-tenant buildings and anticipates welcoming Point 22 Tavern, Cork Crush Wine Bar & Beer House, NextCare Urgent Care, Athletico Physical Therapy, BoSa Donuts, and a Nail Spa to its shops. TTRG’s tenants are anticipated to move in mid-2022.  These tenants join Mountainside Fitness which opens in September 2021, a QuikTrip fuel and convenience center, and Black Rock Coffee Bar.
